At Frankfurter Allee 196 in Berlin-Lichtenberg, a mixed-use urban quarter with a focus on affordable housing is being built on around 39,000 m². Instead of a commercial quarter that has been planned for years and is no longer up to date, a framework plan is being implemented here that envisages up to 1,000 residential units as well as social infrastructure and additional commercial space. Thanks to the excellent public transport connections and the location between Lichtenberg and Friedrichshain, the project will create long-term added value for residents, employers and the community. As a service developer, PREA accompanied the decision-making process for more than 9 years, took over the market analysis, stakeholder management and the content-related argumentation towards politics and administration and thus laid the foundation for the transformation.

Urbany – the “Good Urban Village” in Berlin – is a car-free district with around 1,500 apartments, half of which are socially subsidized. It is being built on a gross floor area of 98,000 m² and combines residential, co-working, retail, gastronomy and serviced apartments. The concept is based on the KfW 55 standard, intelligent smart home technologies, communal sports trails, roof gardens and urban gardening. PREA brokered the plot and realized the building rights.

PREA is supporting the L’Avenue project at Landsberger Allee 116 in Berlin’s Lichtenberg district. The approximately 3,605 m² plot is located in Berlin-City-East at the intersection of the districts of Lichtenberg, Friedrichshain, Mitte and Prenzlauer Berg and received a positive preliminary building permit in accordance with § 34 BauGB on July 4, 2022. This secures building rights for a residential building with underground parking of approx. 9,983 m² GFA above ground – designed for smart living apartments aimed at students and young professionals. In addition to housing, small-scale commercial use is also permitted; 39 parking spaces are planned as an option. The plans envisage eight full storeys plus a staggered storey. The property was brokered as part of an asset deal. PREA carried out the site-related analysis, structured the sale and brokered the property for a purchase price of around €13.4 million; the planned gross development volume is around €60 million. As part of the land development process, PREA is coordinating the development with the authorities in order to further qualify the building rights and realize a marketable residential project.
